 In terms of area -- 9.3 square miles -- the village of Lloyd Harbor is the largest village on Long Island. And, it's the second largest in New York State, says Mayor Jean Thatcher.

With 19 miles of shoreline, the village, which includes Lloyd Neck and the northern portion of the West Neck peninsula, is landscaped by beach, marsh, meadowland, wooded hills and bluffs. "Many roads lead to water, but the village park gives every house in the village access to the waterfront," says Thatcher. Elena D'Agostino, a resident and an associate broker of Signature Premier Properties refers to the atmosphere as "idyllic coastal living," noting the sunsets on West Neck Beach can't be beat.

Target Rock National Wildlife Refuge, Caumsett State Historic Park Preserve, Lloyd Harbor Village Park, town-operated West Neck Beach and the Seminary of the Immaculate Conception are within village boundaries.

There are "variations of beauty," adds John Messina of Shawn Elliott Luxury Homes & Estates. "At Target Rock, you can see deer walking right along the shore at dusk and see ospreys feasting on fish. It's great for those who enjoy nature."

The village's well-attended summer camp program offers water sports, tennis and arts and crafts.

Some neighborhoods have private roads, private beach and mooring rights.

Homes priced from $1.2 million to $1.4 million are selling right now, D'Agostino says. Some buyers are Manhattanites, Messina says. Village services include a private police department. Residents have access to shops and restaurants in nearby Huntington.

SALES PRICES: From May 1, 2013, to June 20, 2014, there were 33 sales with a median price of $1,472,500, according to Multiple Listing Service of Long Island data. The low price was $650,000, and the high was $4,250,000. During the same time period from 2012 to 2013, there were 28 sales. The median price was $1,352,500 with a low of $700,000 and a high of $17.5 million.
