Mattituck: Vineyards, Love Lane, rural feel draw buyers
THE SCOOP Centrally located on the North Fork with a small-but-thriving downtown and agritainment galore, Mattituck maintains its nautical historical feel.
"There is so much to do for everyone," said Amy Kirincic, an associate real estate broker with The Agency/North Shore NY. "You can call it the heart of the North Fork."
To live in Mattituck is to live in a rural setting with lots of activities, from vineyards to beaches to authentic vegetable and fruit farms, as well as outdoor activities — especially water sports. Schools have small enrollment numbers and the town is devoid of malls and multi-lane highways.
Mattituck's main business zone centers around Love Lane, a charming area with boutiques, coffee shops and food markets, but there are more shopping and restaurants along Main Road.
The area is known for its rural vistas of farmland and wineries, so some residents have tried to slow development. Worried about overdevelopment in local communities, the Town of Southold recently enacted a 12-month moratorium on new hotel developments, impacting a controversial proposal for a hotel at a former bank property on Main Road.
Along with the Town of Southampton on the South Fork, the Town of Southold is the first English chartered settlement in New York State, founded in 1640 by 13 families from Connecticut. Mattituck was always a farming community, but the modern wine industry arrived nearby in 1973, when Alex and Louisa Hargrave bought a potato farm in Cutchogue and established a vineyard.
There are no apartment buildings in Mattituck. Rentals are mostly seasonal, from the summer months through the fall, when the community becomes an entertainment mecca with working farms holding "agritainment," with hay rides, apple picking and corn mazes.
Most homes in Mattituck list around the $1 million mark. Current homes for sale range from a one-bedroom for $425,000 to a 56-acre estate for $7.5 million.

SALE PRICES Between June 26, 2023, and June 25, 2024, there were 51 home sales with a median sale price of $987,375, according to OneKey MLS. During that period a year earlier, there were 52 home sales with a median sale price of $925,000.
