Plainview: Shopping, NYC access, community draw generations of buyers
THE SCOOP Plainview is known for its convenience, from access to major roads and LIRR commute to New York City, to its retail and eating establishments.
"You have great shopping up and down Old Country Road and South Oyster Bay Road," said Andrea Costello, a real estate agent with Compass Greater NY LLC.
Shopping runs mostly along Old Country Road and South Oyster Bay Road. Plainview does not have a downtown or shopping mecca, but many small strip malls.
The Mid-Island Y JCC, has been a major community center for decades, offering various programs from its preschool to fitness classes.
"People who met there in nursery school are now in their 30s and still best friends," Costello said.
"It's a phenomenal institution," said Francesca Carlow, the longtime owner of Trio Hardware in Plainview who recently sold her business to employees. "It galvanizes the community."
The community also has a diverse offering of religious institutions, from a Sikh temple to synagogues and Christian-based churches. Carlow said many who grow up in Plainview come back to raise families.
"That is testament to the community," she said. "We live, work and play in Plainview."
In addition to several pocket parks in the community, there is the town's Plainview-Old Bethpage Community Park: a 19-acre recreation center that has an Olympic-sized swimming pool, a Little League field, four lighted tennis courts, handball courts and a softball field.
Last year, Plainview Hospital opened a $19 million, 204-bed hospital where patients can be quickly diagnosed and treated specifically for heart attacks and other cardiac issues.
Native Americans held a small pond — off the Hempstead Plains in the area that is now Old Country and Manetto Hills roads — as a sacred site for its rare source of fresh water. Later, settler Thomas Powell purchased land and a small farming community was established. The Long Island Rail Road opened in nearby Hicksville in 1837.
The housing market is primarily one-family homes consisting of mostly split-levels and ranches. There is also a large 55-and-older community, Country Pointe.
"There are a lot more ranches than in other towns, especially south of Old Country Road and Manetto Hill," Costello said.
CONDOS AND CO-OPS There are three condos, priced between $499,000 and $1.598 million, on the market.
SALE PRICES Between May 1, 2023, and April 30, 2024, there were 309 home sales with a median sale price of $820,000, according to OneKey MLS. During that period a year earlier, there were 331 home sales with a median sale price of $800,000.
