Buying in Blue Point[WEBHED]
THE SCOOP Once a popular tourist destination, Blue Point today is considered "one of the best-kept secrets," says Dawn Huffman of Bayport. "The main calling cards are beaching and boating," says former resident Tom Ruddy,
owner of Saltbox Realty in Bayport.
This small bayfront hamlet, Ruddy adds, is steeped in history. During the American Revolution, Blue Point served as a strategic seaport held by the British. Later, the community gained attention for its oysters, harvested in the Great South Bay. It's been said that Blue Point oysters were Queen Victoria's favorite. And in the early 1900s, the community became a summer playground for New York City residents, Ruddy says.
Today, the community is just as scenic and homey with local hangouts. "You have Cavanaugh's, which is like Cheers, where everybody knows your name," says Huffman, an agent at Eric G. Ramsay Jr. Associates in Bay Shore.
Blue Point and neighboring Bayport are sister communities sharing a school district, public library and chamber of commerce.
Buyers can find mostly Capes, ranches and older Colonials, most priced from the $300,000s to the $900,000s, with bayfront and canal-front homes commanding the higher prices.
CONDOS AND TOWN HOUSES Harbour at Blue Point, a waterfront town house community with boat slips, has four listings between $475,000 and $599,000. Springhorn Condos for 55 and older has no current listings.
SALES PRICE From Feb. 1, 2011, to March 29, 2012, there were 36 sales with a median price of $335,000, according to Multiple Listing Service of Long Island data. The low price was $90,000 (total renovations were needed), and the high was $776,000. From Jan. 1, 2010, to Jan. 31, 2011, there were 27 sales. The median price was $374,000 with a low of $240,000 and a high of $740,000.
ATTRACTIONS Blue Point fishing dock and pavilion. Corey Beach, where the chamber is hosting its annual Easter egg hunt tomorrow at 10 a.m.
