Though there may not be a tremendous amount of real estate currently being developed in Yaphank, Brookhaven Town Councilman Michael Loguercio says “within the past five or 10 years, some nice little neighborhoods have been built up.”

The areas of new development, which Maureen Klersy of Coldwell Banker Residential Brokerage says are mostly along Mill Road and in the southern parts of Yaphank, feature Victorians and Colonials. Homes in the historical section of Yaphank, which includes landmarks listed in the National Register of Historic Places, are mainly ranches, capes and old-fashioned Colonials.

With fewer than 30 houses currently on the market on the Multiple Listing Service of Long Island, Klersy says Yaphank is not a big turnaround town.

“When people move there, they usually stay there,” she says.

A $1.5-million project on River Road is under way, Loguercio says, to add bike and pedestrian lanes that stretch from Victory Avenue along the south side of Southhaven Park to Moriches Middle Island Road. He says the River Road Bridge will be getting a traffic signal to reduce congestion and prevent accidents. Draining improvements are planned for the project, which is expected to be completed in late fall.

A community park on the corner near the firehouse was redone, adding new brickwork and a refurbished gazebo. Across the street, the historic Swezey-Avey House was also recently updated.

Other historical sites in the area include Hawkins House, the Yaphank Presbyterian Church, St. Andrews Episcopal Church, and the Almshouse Hay Barn at Suffolk County Farm and Education Center.

Between July 1, 2015, and July 25, 2016, there were 39 home sales with a median sale price of $305,000, according to the Multiple Listing Service of Long Island. The low price for that period was $141,000 and the high was $515,000. From July 1, 2014, to July 31, 2015, there were 44 home sales with a median sale price of $283,500. The price range was $100,000 to $583,000.
