Classic suburban appeal of Bellmore: commute, parks, schools
THE SCOOP With the bay beckoning at its southern border, Bellmore is a neighborly community that perfectly captures the suburban atmosphere, says Town of Hempstead Councilman Chris Carini.
The hamlet is served by a bustling downtown along Bedford Avenue, highly rated schools, and well-used Newbridge Road Park, which is flanked by canals and has pools, an indoor ice rink, sports courts, playground and picnic areas. Residents also enjoy East Bay Park, Merokee Nature Preserve and the Bellmore Playhouse movie theater.
“You’re maybe 40 minutes to New York City,” says Janet Salvaggio of Signature Premier Properties. “You’re not too far out to go to the North Fork or the Hamptons. And Jones Beach is close by.”
In 1676, John Smith, a Hempstead settler, transferred 100 acres to his son, creating a farming community they called Little Neck. With the 1818 building of a new bridge, the name was changed to New Bridge. In 1867, the railroad arrived, and the community became Bellmore in 1883. At that time, large farms were subdivided for housing, which grew with the construction of Sunrise Highway in the 1920s and boomed after World War II.
Since COVID-19, there’s been an influx of homebuyers from the city, notes Salvaggio. “We do have a lot of people coming from the five boroughs who want the suburbs, as well as a mix of people who want to stay where their parents are,” she says.
Housing stock is made up of Capes, split levels, splanches, ranches and Colonials, with prices starting at about $350,000 and going up to $2 million and above for a bayfront home.
Development in the area is focused on improving community foundations, notes Carini, adding that Newbridge Road Park got a new playground and spray pads this summer and will soon get upgrades to its basketball, handball and tennis courts. The Bellmore Fire Department plans to add a training center this fall.
CONDOS AND CO-OPS There is one condo on the market, priced at $349,999.
SALE PRICES Between Aug. 1, 2021, and Aug. 31, 2022, there were 254 home sales with a median sale price of $707,500, according to OneKey MLS. The low price for that period was $400,000 and the high was $2.15 million. During that period a year earlier there were 303 home sales with a median sale price of $629,000. The price range was $255,000 to $2 million.
