WHY IT'S BEATING THE BUST Water, water, water, and a highly regarded school district help preserve home values. "Centerport is such a wonderful hamlet on the North Shore," says Jamie Marcantonio of Coldwell Banker Residential Brokerage in Northport, noting its proximity to both Northport and Centerport harbors.

As for the school system, test scores indicate achievements well above national, state and regional levels, according to the Harborfields school district website. "Harborfields school district is a great lure for buyers," says resident Sal Ammirati of Prudential Douglas Elliman Real Estate in Huntington.

WHAT THE NUMBERS SHOW According to Multiple Listing Service of Long Island data, there were 65 sales from June 1, 2010 to June 11, 2011. The median price was $570,000, with a low of $305,000 and a high of $2,200,000. From May 1, 2009 to May 31, 2010, there were 54 sales, with a median price of $505,500. The low was $325,000; the high was $1,625,000.

THE SCOOP "People gravitate to Centerport because it's beautiful and not cookie-cutter," says Cathy Casalicchio of Daniel Gale Sotheby's International Realty in Huntington. The community -- tucked between Huntington and Northport -- has a couple of private associations, including the highly sought-after Huntington Beach Community Association, which has about 750 homes with deeded beach rights, Ammirati says.

"Prices are good for buyers right now," Casalicchio says.

ATTRACTIONS Town-operated Fleets Cove Beach and Centerport Beach, which has a picnic and pavilion area, playground and senior center. The Vanderbilt Museum and Planetarium.

FAMOUS RESIDENTS William K. Vanderbilt and silent film actress Mary Pickford lived here.
