Outdoorsy East Patchogue, nestled between two villages
THE SCOOP The hamlet of East Patchogue, a mostly residential community nestled between Bellport and Patchogue villages, is “a great place for those who like the outdoors, from water activities to hiking with trails,” said Anthony Gandolfo, a 15-year resident.
“I love the area because of its proximity to the Great South Bay and the ferries that bring you over to all the different communities in Fire Island,” said Gandolfo, a broker with Rice Realty Group. He cited Hedges Creek County Park and the Pine Neck Avenue boat ramp and fishing pier as prime recreation spots.
Once known for its commercial clamming, the area still has excellent fishing.
“One of the things people love most about East Patchogue are the sunsets on the beaches and the bay, especially now that it’s fall,” said Lina Lopes, a broker with Douglas Elliman Real Estate who has lived in the hamlet for 20 years.
Because East Patchogue is mostly residential, locals head to the nearby villages or Sunrise Highway for shopping and dining. The Patchogue train station is a short drive. “One of the things I like is that it’s not at all congested here,” Lopes said.
Housing stock consists of ranches, high ranches and expanded Capes, all of which start at around $400,000 and go up to more than $1 million.
In the southern part of the hamlet near the bay, many homes were built in an upside-down contemporary style, with the bedrooms below and living area upstairs to take advantage of water views. They range from $900,000 to $1.8 million.
“The area really has so much to offer as far as the possibilities for first-time home buyers, move-up buyers, retirees who want a small home by the water,” Lopes said. “We still have summer homes where owners just come in from May to September.”
But there is a real need for apartment units, Gandolfo said. “There are no real condos or any housing of that type around here,” he said. “It’s mostly single-family, residential homes, so for those folks that want to stay in the area who are on the lower income level or a downsizing retiree, it does make it difficult to stay.”
The community will soon get an apartment complex, the 91-unit, $40 million Greybarn Patchogue. An arts center is also set to be built, on 1 acre on East Main Street.
CONDOS AND CO-OPS There are no condos or co-ops on the market.
SALE PRICES Between Sept. 1, 2021, and Sept. 30, 2022, there were 206 home sales with a median sale price of $470,000, according to OneKey MLS. The low price for that period was $220,000 and the high was $1.7 million. During that period a year earlier there were 181 home sales with a median sale price of $410,000. The price range was $180,000 to $1.245 million.
