Buying in Glen Cove, a vibrant North Shore community

Glen Cove Mayor Reginald Spinello says one particular project is set to add to his city’s growth in a big way.
“It’s been about 20 years in the making,” he says, “and we’re at the finish line right now.”
That would be the massive Garvies Point development on Glen Cove’s waterfront that will add 1,110 condominiums and apartments. The $1 billion project, on 52 acres of land, will also feature parks, restaurants, marinas, office and retail space, a commuter ferry from Glen Cove to Manhattan, and other amenities.
“We are going from a bedroom community to a vibrant destination location,” says Spinello, a lifelong Glen Cove resident. “We’re looking to attract millennials, young professionals and families looking for a beautiful community that has all the amenities right there.”
Spinello says the closing on the property should come by the end of the month, and that he expects “a shovel in the ground in December.” Construction is expected to take five to six years, with all public amenities being built first.
Spinello says projects such as the waterfront revival, along with new mixed-use development in the downtown area and a new AMC movie theater, will help attract individuals that prefer a walkable community. The area already boasts its own golf course, three beaches and four parks.
There are various types of housing styles and prices in Glen Cove, says Stella Hetzer, a resident and broker at Daniel Gale Sotheby’s International Realty. “From Victorians and older type homes with a lot of character,” she says, “to the modern, updated grand brick manor.”
The area has a strong sense of community, Hetzer says, holding annual events such as parades, festivals, feasts and a weekly Friday-night summer concert series, Downtown Sounds. The waterfront project, she says “will only enhance the beauty of living here.”

There are 19 condos on the market, ranging in price from $220,000 to $2.48 million.
SALES PRICES
From Oct. 1, 2015, to Oct. 31, 2016, there were 192 home sales with a median sale price of $485,000, according to the Multiple Listing Service of Long Island. The low price for that period was $150,000 and the high was $1.95 million. During that period a year earlier, there were 172 home sales, at a median price of $450,433. The range was $153,880 to $4,408,500.
SCHOOLS
Most students attend Glen Cove High School. In 2015, 33 percent of graduates earned a Regents diploma with advanced designation. That compares with 34 percent in 2014.

The 100-by-110-foot property also features an attached two-car garage, a full basement and a back deck and patio. The taxes are $11,797.
MANOR PLACE, $325,000
Originally listed for $335,000, this three-bedroom cape sold in October after 386 days on the market. The home, built in 1948, offers 1.5 bathrooms, a kitchen that opens to a dining room and den, and a living room with a brick fireplace. One bedroom and a half bathroom are on the second level. The 50-by-150-foot lot, which is situated on a cul-de-sac, features a full basement and a detached 1 1/2 car garage. The taxes are $8,174.
