THE SCOOP A small hamlet named for its proximity to neighboring Islip, Islip Terrace is a close-knit community of about 5,200 residents.

Many of the hamlet’s older residents live in the cottages they grew up in, notes Christine Munn, a 25-year resident who formed a tight community of neighbors when her children were young. “We went on walks together. We went on mini trips together,” Munn said. “It’s nice to be in a smaller neighborhood where the kids know everybody.”

Homebuyers are attracted to Islip Terrace for its access to highways, parks and Great South Bay, said Patricia Duggan of Douglas Elliman Real Estate. The Southern State Parkway is to the north, Sunrise Highway to the south and Heckscher State Parkway to the east.

Though it doesn’t have a central downtown, Islip Terrace has shops along Carleton Avenue and Sunrise Highway.

A popular recreation spot is Beaverdam Road Park, with a basketball court, baseball field, new playground and sidewalks. Nearby are Connetquot River State Park, which has 50 miles of hiking, bridle and nature trails as well as fishing, and the 700-acre Bayard Cutting Arboretum.

Known in the early 1900s as “Germantown,” the hamlet was so named for the many German residents who were attracted to the area by Andrew Wolpert, a German-born real estate agent who sought out more fellow countrymen to the area. Following World War I, the community changed the name to Islip Terrace.

Housing stock includes ranches, Capes, high ranches and Colonials. Prices start in the low $500,000s and go up to $750,000 for a four-bedroom two-bath home. The community is also home to Providence On the Park, a 55-and-over rental development where one-bedrooms start at about $2,400 a month and two-bedrooms rent for $2,550 to $2,650.

CONDOS AND CO-OPS There is one condo on the market, for $499,000.

SALE PRICES Between Oct. 1, 2021 and Oct. 31, 2022 there were 74 home sales with a median sale price of $550,000, according to OneKey MLS. The low price for that period was $370,000 and the high was $825,000. During that period a year earlier there were 104 home sales with a median sale price of $495,000. The price range was $250,000 to $651,000.
