THE SCOOP In addition to having a sought-after school district, diverse community and generously sized properties, Dix Hills is a special place to live because “we have caring people who have always worked together to protect their greatest investment: their home,” says Sheila Saks, the former president of the House Beautiful Dix Hills Civic Association.

One of Dix Hills’ greatest challenges over the years, she adds, has been keeping the area almost entirely residential.

“People came to Dix Hills because of its feeling of openness,” says Saks, a 48-year resident. “We aren’t crammed in with houses on top of houses. It’s r40 zoning, which means one house to the acre, and we’ve worked to keep it that way.”

Recent projects within Dix Hills include the development of Oak Hill Estate, a 23-home development with a median selling price of $2.75 million on the former Dix Hills Golf Course site, says Michelle La Barbera of Nest Seekers International, a longtime resident.

Dix Hills offers diversified housing styles, including Postmoderns, Colonials, ranches and split-levels, La Barbera says. Prices, she adds, typically range from around $600,000 to recent sales of more than $3 million.

The area offers various housing developments, including Country Pointe at Dix Hills, a gated community with luxury homes, and 55-and-over communities such as The Greens at Half Hollow and Stone Ridge Estates. Newsday reported in December that the owners of DeLalio Sod Farms LLC, a nine-acre property on Deer Park Avenue, were approved for a zoning change that clears the way for an 86-unit 55-and-over development.

In February, Half Hollow Hills High School East and Half Hollow Hills High School West were two of 24 schools on Long Island recognized by the State Education as “Reward Schools” for demonstrating high academic achievement. In December, three students from the school district were awarded $100,000 in the 2017 Siemens Competition in Math, Science & Technology for their research into cell division.

The hamlet’s location, between the Northern State Parkway and the Long Island Expressway, makes for an easy commute to Manhattan, adds Andre La Barbera of Nest Seekers International.

The hamlet boasts various parks, including the Town of Huntington’s Dix Hills Park, which includes a nine-hole golf course, swimming pool and ice rink. Dix Hills is also home to Five Towns College. Construction of the new Half Hollow Hills Library on Vanderbilt Parkway, with technological and structural advances, is expected to be completed around 2020. Ground was broken in December on an $8 million renovation of the Dix Hills Fire Department headquarters.

Between Feb. 1, 2017, and Feb. 15, 2018, there were 319 home sales with a median sale price of $700,000, according to Multiple Listing Service of Long Island. The low price for that period was $299,000 and the high was $3 million. During that time a year earlier, there were 277 home sales with a median sale price of $675,000. The price range was $175,000 to $2,161,250.
