$70 million sale of Hamptons estate sets record for non-waterfront
An estate on 9 acres in the village of Southampton has sold for $70 million, a record for a non-waterfront property in the Hamptons, according to a real estate expert.
The sale of the Linden Estate closed last week. Set in the tony Estate Section of original older homes from the early 1900s, the estate includes an 18,000-square-foot house with 12 bedrooms, 12 full and three half-bathrooms on Ox Pasture Road.
“That is the highest non-waterfront sale that we’ve tracked,” said Jonathan Miller, CEO of real estate appraisal firm Miller Samuel. There have been about 10 sales in the Hamptons over the last decade at higher prices, but they all had water views, he said.
The three-floor home was built in 1910 in the style of “Arts and Crafts on a grand mansion scale,” said Tim Davis of The Corcoran Group, who co-listed the property with Harald Grant of Sotheby’s International Realty. It was designed by architect Grosvenor Atterbury, he said.
The estate last changed hands in 2002, when it sold for $8.5 million, according to Davis. The purchasers at that time renovated over the course of two years before moving in, and again later on, he said.
“If any property was ever turnkey, this would be that property,” said Grant. “It has Old-World flavor that’s been completely modernized.”
The stucco house with a red-tile roof is set on parklike grounds with century-old linden trees. It features an outdoor and indoor pool, grass tennis court, paddle court, two pavilions with full kitchens, arbors, a fountain and a carriage house with connecting greenhouse. The primary bedroom is a suite of five rooms spanning an estimated 3,000 square feet, Davis said. The home retains original millwork and has several wood-burning fireplaces.
There are two detached four-car garages, a guesthouse and separate staff quarters.
Grant attributes the record-setting sale — despite the home not being on the water — to the size and features of the estate.
“Most estate properties that are non-waterfront are much smaller properties,” he said. “The average is 2 acres.”
