THE SCOOP About 10 minutes from Huntington and Northport, the hamlet of Greenlawn is a hidden gem, says resident Kathleen Casillo of Coldwell Banker Residential Brokerage in Huntington.

It has small-town charm, great schools and a terrific library, says Phyllis Gelormino of Daniel Gale Sotheby's International Realty in Huntington, a former Greenlawn resident.

The community's downtown offers an art gallery and a variety of restaurants, as well as a post office, drugstore and various shops. The train station is nearby and the Harborfields Public Library on Broadway offers cooking classes, yoga and more. The Harborfields school district test scores indicate achievements well above national, state and regional averages, according to its website.

The housing stock is primarily made up of single-family homes in styles that include Capes, Colonials and ranches. Some houses are more than 100 years old, while others are new, says Gelormino. Prices typically start in the upper $200,000s and low $300,000s, while the high end can command more than $1 million.

Like other markets, houses are taking a little longer to sell, says Gelormino, noting that there now are 17 houses in contract, priced from $299,000 to $929,000.

MONTHLY RENTALS Eight listed between $950 and $2,600.

SALES PRICE From July 1, 2010, to Aug. 25, 2011, there were 61 sales with a median price of $425,000, according to Multiple Listing Service of Long Island data. The low price was $180,000 and the high was $1,399,000. From June 1, 2009, to June 30, 2010, there were 76 sales. The median price was $447,500, with a low of $181,000 and high of $910,000.

ATTRACTIONS Greenlawn Memorial Park, which includes a skate park; annual events, including the Pickle Festival, scheduled for Sept. 24, are hosted by the Greenlawn-Centerport Historical Association.
