THE SCOOP Ongoing revitalization efforts by Nassau County and the Town of Hempstead are coming to fruition. "A lot of genuinely good and exciting things have been happening in Roosevelt," said Hempstead Town spokesman Mike Deery.

Take the formerly blighted site at 380 Nassau Rd., which is now occupied by an office building that houses NuHealth's Roosevelt-Freeport Family Health Center. Another blighted spot at the corner of Nassau Road and Mollineaux Avenue was transformed into Clock Tower Park -- a nicely landscaped space with benches.

There are plans to alleviate traffic and pedestrian safety concerns on Brookside Avenue, said Katie Grilli-Robles, press secretary for Nassau County Executive Edward Mangano.

The state-run school district renovated four of its five buildings. Reconstruction of the high school will begin this summer, said Vivian Isom, media relations specialist for the district. Efforts to reduce violence include the ShotSpotter Gunshot Location System, which went live in Roosevelt and Uniondale in July 2009. Since then, the number of shots fired in these areas has been reduced by 94 percent, Grilli-Robles said.

"It's [Roosevelt] coming around," said Beverley Morrison of Century 21 Prevete People Services in Elmont. Buyers can find a mix of styles built from the early 1900s to now, Morrison said. About 200 affordable three-bedroom Colonials replaced blighted houses, Deery said, noting that six more, whose buyers were chosen by lottery, are being constructed.

SALES PRICE According to Multiple Listing Service of Long Island data, since last March, there were 86 sales with a median price of $191,750. The low was $60,000, and the high was $370,000. From February 2009 to February 2010, there were 111 sales. The median price was $165,000, with a low of $62,100 and a high of $366,000.

ATTRACTIONS The renovated 2-acre Centennial Park offers a playground, basketball and tennis courts; Roosevelt Park includes a small pond; Roosevelt Pool on Harts Avenue.
