It's not your typical oceanfront Montauk property: A renovated 1975 two-bedroom, one-bath 600-square-foot single-wide trailer home in the Ditch Plains area of Montauk is on the market for $1.1 million.

The trailer is in the gated Montauk Shores Condominium on the Atlantic Ocean. Established in 1976 (the property was a campground before then), it has 900 feet of coastline on more than 20 acres.

Residents have access to two heated gunite pools, a community garden, clubhouse and playground.

Though the home is not on the ocean, “You can hear the sound of the waves from anywhere in the place," said listing agent Betsy Cronley of The Corcoran Group in Montauk.

The larger of the two bedrooms can fit a queen bed, and the second bedroom has twin bunk beds. A multilevel deck is out back, and the unit comes with a stacked washer/dryer.

The community is made up of an eclectic group of owners, 20% of whom are year-round residents and some multigenerational, Cronley, said, adding that it's a friendly, relaxed atmosphere.

Cronley said she has sold eight trailer homes in Montauk Shores in the past eight years, the last one selling for $1.85 million and two others for $1.5 million and $1.6 million.

With some of the best surfing and fishing on Long Island, Montauk has become over the last few decades a summer playground for the very wealthy, with homes selling in the $10 million to $20 million range.

“The majority of people are buying to have access to Montauk and be close to the surf,” Cronley said. “They want a place to surf and use it as a type of surf cabana.”

Trailer homes in the community can be rented out. But they cannot be mortgaged, and it's cash only, Cronley said. Homeowner association fees are $150 a month, and annual taxes are $1,500.
