Big development coming to LI's 'convenient' Plainview

Plainview, equidistant from the North and South shores and near the Nassau and Suffolk border, has an ideal geographic location, says Town of Oyster Bay council member Louis Imbroto, a lifelong resident.
Offering a short drive to the beaches on each shore, easy access via major roadways to both counties and a short commute to Manhattan via the train at the Hicksville Long Island Rail Road, “it’s one of the most convenient locations anywhere on Long Island,” Imbroto says.
Country Pointe Plainview, which is under construction along the Plainview-Old Bethpage border, will be the largest mixed-use development currently in Nassau County, Steve Dubb, the princpal at Jericho-based developer Beechwood Organizaton told Newsday in October.
Within the 143-acre site's gated community will be 660 units offered in three styles: condominium suites, villas and town houses, starting prices of which range from $675,000 to $1.35 million. Eighty percent of the units are for residents 55-and-over, while 20 percent have no age restriction. The community, with a 24/7 guarded gatehouse and roving security car, will include a 29,000-square foot clubhouse, two outdoor heated pools and other amenities.
Just over 100 residents have moved into the development, which is set to enter its final two phases of construction.
Just outside the community will be 90 affordable units for the Town of Oyster Bay’s Golden Age Housing program for qualified seniors 62 and over.
Construction is expected to take another two to three years. Some 118,450 square feet of retail space, to be completed by mid-2019, includes the recent openings of Chase, Starbucks, Trio Hardware, SLT fitness studio and a 70,000-square foot ShopRite.
“It’s going to be a vibrant mixed-use community,” Imbroto says. “It’s also going to have a component of affordable senior housing.”
Imbroto says a portion of the property also will be redeveloped into a town park with sports fields and other activities that will be open to the public.
Plainview features many different styles of homes, with the most common being split-levels, says 38-year resident Lenny Rosenfeld of Douglas Elliman Real Estate. Prices, he adds, typically range from the $400,000s to newly constructed homes commanding more than $1 million.
The area is home to Plainview-Old Bethpage Community Park, which features ballfields, athletic courts, swimming pools, a playground and hiking trails. The Mid-Island Y Jewish Community Center, which offers various programs and services for all ages, includes amenities such as a fitness and wellness center, summer camps, learning centers and an aquatics center. Hiking and biking trails line the 138-acre Manetto Hills Park and Nature Preserve.
CONDOS AND TOWN HOUSES
There are nine condos on the market ranging in price from $449,000 to $1.199 million.
SALES PRICES
Between Nov. 1, 2017 and Dec. 5, 2018, there were 368 home sales with a median sale price of $599,944, according to the Multiple Listing Service of Long Island. The low price for that period was $260,000 (short sale) and the high was $1.46 million. During that time period a year earlier, there were 350 home sales with a median sale price of $551,750. The price range was $290,000 (short sale) to $1.08 million.
