THE SCOOP

As a resident of Port Jefferson Station, Town of Brookhaven council member Valerie M. Cartright says she appreciates that her needs can often be met right within the community.

“Groceries, specialty food markets, dining, movie theater, bowling, personal care, clothing and other shopping opportunities, all of which I take advantage of myself,” she says.

The hope is that residents will ultimately be able to take advantage of a revitalized and walkable strip on Route 112, between the Port Jefferson train station and Route 347, Cartright adds. The corridor, a gateway to Port Jefferson village, has been evaluated as part of a  study and community revisioning plan to identify and improve blighted parcels, Cartright says. The vision is a vibrant area offering transit-oriented and mixed-use housing that will help attract more pedestrian traffic, she says.

“We tried to focus on the things that bring people to the community — the restaurants, the recreation, the amenities — to try to make it a fun and convenient place to live,” Cartright says.  “And once we revitalize that area, we think it will only become more attractive for home buyers and renters.”

Port Jefferson Station, which shares a ZIP code with Terryville, offers affordable ranches and high-ranches for first-time home buyers, as well as trade-up homes that include Colonials, Victorians and Contemporary styles, says Gail Carillo of Coldwell Banker Residential Brokerage. Prices, she adds, typically range from the $300,000s to around $600,000.      

“Being in Port Jefferson Station puts you in close proximity to the water and Port Jefferson, which is a restaurant delight,” Carillo says.  “It’s an affordable place to live and hang your hat while still keeping you within decent proximity to Manhattan and the train station.”

Between Nov. 1, 2017, and Dec. 12, 2018, there were 95 homes  sold, with a median sale price of $465,000, according to the Multiple Listing Service of Long Island. The low price for that period was $100,000 and the high was $1.275 million. During that time period a year earlier, there were 273 home sales with a median sale price of $322,000. The price range was $140,000 to $640,000.
