The longtime home of La Parmigiana, a casual Italian restaurant in Southampton Village, is on the market for $6.85 million.

“The location is iconic for the fact that it’s housed that restaurant for 45 years,” says Matthew Nesi, a licensed real estate sales associate for Wald Real Estate.

Celestino Gambino opened the restaurant in 1974, two years after arriving in the United States. After learning the ropes working for his brothers Peter and John Gambino at Westhampton Beach’s Baby Moon restaurant, Celestino, who died in July 2010, opened La Parmigiana.

The 5,494-square-foot brick building dating back to 1931 has 2,255 square feet of commercial space and a new bar, as well as 3,239 square feet of basement and kitchen prep space. Also included are an outdoor patio seating area, five private parking spaces and a municipal lot nearby.

Grandfathered restaurant rights for the building will be transferred to the next buyer. Both factors will streamline the process of opening a new restaurant in the village’s downtown.

“Being able to buy a restaurant footprint that could be delivered vacant is a tremendous upside and is extremely rare in the area,” Nesi says.

While it will be “business as usual while the building is marketed for sale,” future plans for the Gambino family remain undetermined.

“They have not committed to anything just yet,” Nesi says.
