Thinking of buying in Jericho?

THE SCOOP One of the top selling points in Jericho is the school district. Actually, "it's all about the school district," says Mona Gold of Laffey Fine Homes, who grew up here. "I sell to people who downsize from Brookville, who want to stay in the district, and to buyers from Queens and Manhattan who want the schools."

"Jericho school district always pulls people," agrees Elyse Mayer of Douglas Elliman Real Estate. "Everything is selling," Mayer adds, noting 32 single-family homes in the Jericho school district are currently in contract.

Jericho is composed of four primary sections: East Birchwood and West Birchwood, Oakwood/Princeton Park and White Birch. Some homes in East Birchwood fall within the Syosset school district, which is equally appealing, agents say. This area is close to the commercial district on North Broadway, which includes a Whole Foods Market, Starbucks and CVS.

Many houses, primarily split-levels, were built in the 1950s and '60s, though newer Colonials have sprouted. Linda Freedman of Homes by Mara is marketing a Colonial -- to be built on an 80-by-125-foot lot, with about 3,400 square feet of living space -- with an asking price of about $1.3 million.

Buyers also can find condos and homeowner associations in complexes that include The Manors, The Hamlet, The Hamlet East and Maple Run. Prices for single-family homes and condos are typically priced from the high-$400,000s to more than $1 million.

SALES PRICE According to Multiple Listing Service of Long Island data, from March 1, 2012, to April 26, 2013, there were 111 sales with a median price of $641,900. The low was $330,000, and the high was $2.635 million. From March 1, 2011, to April 26, 2012, there were 87 sales. The median price was $635,000, with a low of $455,000 and a high of $2.8 million.

ATTRACTIONS The Milleridge Inn, a restaurant whose original building dates to 1672, and Jericho Public Library; Jericho Cider Mill and Broadway Mall in Hicksville are nearby.
