A new build on a nearly 12,000-square-foot lot on Fire Island is on the market for $4.85 million.

Located in Ocean Bay Park, the house contains five bedrooms, four full bathrooms and two half-bathrooms.

"The house is definitely one of the larger homes on Fire Island," said Abigail Mago, of Fire Island Sales & Rentals. "It’s over 3,600 square feet of interior living space, and over 4,000 square feet of outdoor space."

The Ocean Bay Boulevard house will be offered fully furnished. As construction is being completed, the annual property taxes have yet to be assessed, said Mago, who is co-listing the property with Alan Medvin.

The property also includes a "generously sized" pool, Mago said, which is an in-ground, heated saltwater variety, at 30 by 18 feet. The outdoor space is surrounded by 360 degrees of bay and ocean views.

"It has a lot of different spaces to hang out," Mago said. "There’s a beautiful, covered outdoor space on the pool deck. And there’s a screened-in porch area right next to the outdoor space. Any Fire Islander knows a screened-in porch is one of the best spaces in the house, because you can still enjoy the outdoors without having to contend with the mosquitoes."

There are dual primary suites, located on the first and second floors. The "grand" suite upstairs includes a soaking tub, walk-in closet and a private deck with an outdoor shower. The first floor suite can be used for guests, Mago said.

In Ocean Bay Park, "it’s rare to find a piece of property large enough to accommodate a house of this size," Mago said. But new builds in this area seem to be trending in that direction, she added.

"We used to see a lot of 2,000-square-foot houses on Fire Island," she said. "Now, that number is definitely edging upwards."

The property is served by the Fire Island School District.
