The Boardwalk condos in Long Beach command luxury prices

There are still several units for sale in The Boardwalk condominium in Long Beach, as the listing agents prepare for its first summer since construction was completed.
The condos first hit the market in July 2023. There are 192 units total, with more than 50% already sold, said Glen Fox, of Douglas Elliman Real Estate. He is representing the condominium with Kristin Altfather. The husband-and-wife real estate duo are residents of Long Beach themselves.
"When you roll up, it really feels like you're at a resort," said Altfather. "And then it has all the amenities of a resort, as well."

The units range in price from $875,000 to $4.5 million, with median annual taxes of $20,832. The condos contain between one and four bedrooms, and up to 3½ bathrooms. Amenities include a billiard room, private dining area, putting green, two dog runs, a 2,500-square-foot gym and a heated saltwater pool.
"Nearly every unit in the building has a terrace that has an ocean view," Altfather said.

Additionally, the building features valet service for residents and a parking garage, and each unit comes with "at least one parking spot," said Altfather, which are assigned to residents.
Having this feature during busy summers in Long Beach is "life-changing," said Fox.
"It's the only building in town that does it," he added.

So far, the make-up of buyers is a mix of full-timers and part-timers, with a significant range in age, said Fox: "We have people in their 30s, 40s, 50s, all the way up to their 90s."
"I would say it's more full-time residence than it is pied-à-terres," Fox added, "which we love as locals and as agents, too. Building a community in a building like that grows a better environment for the town in general."
