Woodbury: Business district, quiet suburban vibe draw buyers

THE SCOOP Located in the Town of Oyster Bay, Woodbury has the distinction of having both a classic suburban community vibe and a bustling business environment.
"It's the complete package," said Dan Patterson, of Signature Premier Properties. "It has all the places you need."
Its proximity to both the Long Island Expressway and Northern State Parkway also makes it convenient for commuting.
"The buyers can get larger plots of land," Patterson said, in comparison to its northern neighboring towns, and added that residents can launch watercraft from nearby Cold Spring Harbor.
AriZona Beverages Co. is headquartered in Woodbury, as is Clever Devices, which won a multimillion dollar 10-year contract to supply software for public school buses in Brazil. That could add as many as 50 local jobs, chief operating officer Andrew Stanton told Newsday.

"Having that makes Woodbury attractive" to buyers, said Russell Green, president of the Syosset-Woodbury Chamber of Commerce.
But Woodbury is first a suburban community, with close to 90% of residents owning their own homes, according to the U.S. Census Bureau.
Many of the township's outdoor recreational facilities are in Woodbury, including Trail View State Park, with 400 acres of forests, marshes and hiking and biking trails. Syosset-Woodbury Community Park's 46 acres feature picnic areas, playgrounds and sports courts as well as swimming and ice skating.

Meyers Farm, on Piquets Lane, has been a family business since 1924 and sells fruits, vegetables and flowers.
In the mid-1700s, the area was a small rural community, with students — mainly farmers' children — attending a small schoolhouse where the American poet Walt Whitman once taught for a year. Once the Long Island Rail Road added a stop in Syosset, the hamlet transformed from a farming community to a more suburban place.
While not part of the Gold Coast, Woodbury and Syosset have housed their share of wealthy barons. Andrew Mellon, a banker and industrialist, bought land to build Woodlands on South Woods Road, which he gave to his daughter as a wedding gift. It's now the Town of Oyster Bay Golf Course.

SALE PRICES Between March 18, 2024, and March 17, 2025, there were 72 home sales with a median sale price of $1.3 million, according to OneKey MLS. During that period a year earlier, there were 85 home sales with a median sale price of $1.2 million.
