Buying in Greenport: Charming North Fork village

Entering the North Fork maritime village of Greenport “feels a lot like coming home,” says agent Janet Markarian of Daniel Gale Sotheby’s International Realty. Markarian, who has lived in the area for more than 20 years, says residents have a “deep sense of community” in a village marked by 19th century houses and old ship captains’ homes built in styles that “reflect New England more than New York City.”

Part of Greenport’s appeal, Markarian says, is that you don’t need a car once you arrive — as people can easily walk to do their shopping or ride their bikes to the beach. Markarian says the village is known for its “great food scene,” with everything from freshly caught seafood to local farmstands and “fantastic restaurants.”

There’s an abundance of options for dining and imbibing in Greenport. The village website lists more than 50 eateries, everything from pubs, delis and sweet shops to fine dining. It’s also the site of the Kontokosta Winery and the Greenport Harbor Brewing Company.

Just last weekend, Village Clerk Sylvia Pirillo says, Greenport played host to the Shellabration, a restaurant walk with tastings of local shellfish, wine and beer. That same weekend Pirillo says, the Fire Department held its Christmas parade along Main Street and the village hosted tree- and menorah-lighting ceremonies at Mitchell Park.

The four-acre waterfront park features an antique carousel, a 60-slip marina and an observation deck. The park also has one of the world’s few public-access cameras obscura (a roofmounted lens captures panoramic images of the park and uses mirrors to project them onto surfaces). December brings the opening of the park’s ice-skating rink, where the village offers lessons, Pirillo says. During the summer, the park hosts a boat show, art shows and concerts — and walking along the harbor is an activity that residents enjoy year-round.

For such a small village, Pirillo says, Greenport offers a broad range of attractions, from seaport, railroad and floating fireboat museums to a 20,000-square-foot skat park and the McCann Campgrounds, where visitors can bring their tents, RVs or trailers and sleep under the stars.

CONDOS AND TOWN HOUSES

There are 11 condos on the market ranging in price from $335,000 to $999,000. There are two co-ops for sale, for $130,000 and $139,000.

SALES PRICES

Between Nov. 1, 2014, and Nov. 30, 2015, there were 53 home sales, with a median sale price of $445,000, according to the Multiple Listing Service of Long Island. The low price for that period was $239,000 and the high was $1.85 million. During that same period a year earlier, there were 65 home sales, with a median sale price of $405,000. The price range was $205,000 to $1,498,000.

SCHOOLS

Students attend the Greenport school district. In 2014, 40 percent of graduating students earned a Regents diploma with advanced designation, according to a New York State Education Department website. That’s up from 27 percent in 2013.

There’s a deck and 2-1/2-car garage on the .42-acre property, which comes with beach and deeded dock rights. The home overlooks a Conkling Point, with access to Peconic Bay. Taxes are $8,469.

$1.525 million, Bay Shore Road

After 94 days on the market, this five-bedroom home sold for $74,000 less than its asking price. Built in 2015, the bay-front home offers 3.5 baths and an open floor plan with an eat-in kitchen, a family room and a living room with a fireplace. The home features hardwood floors and views of Pipes Cove, Greenport and Shelter Island from almost every room in the house. The .54-acre property has a front porch and a waterside deck with a wet bar and comes with beach rights. Taxes are $11,537.
