Buying in Roslyn Heights
From vintage to new, homes in the hamlet of Roslyn Heights come in a variety of styles, sizes and price ranges, says Michelle Cohen of Laffey Fine Homes, noting the community appeals to a range of buyers.
Homes in the town's historic district were built in the early 1900s on Elm, Willow and Garden streets, and Jefferson Avenue. Prices range from $500,000-$800,000, says Michael Berman of Automatic Real Estate. High-end homes, which can top $2 million, can be found in the Country Club section, where many original Levitt-built ranches were razed by builders, Cohen says.
Homes in the Country Club section come with deed rights to Roslyn County Club but about eight years ago, its pool and tennis courts were closed by owner Manouchehr Malekan because he was facing some lawsuits. A few years ago, the Town of North Hempstead announced it plans to buy about seven of the 10.5 acres of club property to create a town park to be called Levitt Park. Regarding the long-awaited resolution, Todd Zarin, president of the Roslyn Country Club Civic Association, says residents would like to see a park and "I'm hopeful it would open -- at least partially -- in 2015."
"Supervisor Judi Bosworth and Councilman Peter Zuckerman are continuing to work closely with the [association] on plans," town spokeswoman Carole Trottere said in an email. "The town has extended the time to close on the contract . . . while we are awaiting the outcome of court proceedings involving claims by the neighboring property owners against Corona, she adds. "Ending this litigation is a condition of closing."
Residents have easy access to the Long Island Expressway and Northern State Parkway.
SALES PRICES: From March 1, 2013, to March 30, 2014, there were 99 sales with a median price of $679,000, according to Multiple Listing Service of Long Island data. The low was $297,000, and the high was $2.4 million. From March 1, 2012, to March 30, 2013, there were 59 sales. The median price was $605,000, with a low of $280,000 and a high of $2.050 million.
ATTRACTIONS: Christopher Morley Park in Roslyn has swimming pools, a nine-hole golf course, athletic fields and an ice-skating rink.
