Mastic Beach house for sale on Moriches Bay for $749,000

A renovated, bayfront property in Mastic Beach is on the market for $749,000. The taxes are $12,207.

Located on Oceanview Drive, the Cape Cod-style home contains three bedrooms and two bathrooms. The property is in the William Floyd School District.

Sitting on nearly a quarter of an acre, the property offers "180-degree views of Moriches Bay, looking out toward Dune Road and Shinnecock Inlet," Edward Schmidt said. Nicholas DiMarco is listing the property, with Schmidt co-listing, for Douglas Elliman Real Estate.

"You have a recently-redone, 112 feet of bulkhead, with clear, unobstructed views of the bay," DiMarco said.

Flood insurance can be transferred to the buyer, and totals about $2,000 per year, DiMarco added.

The first floor of the home was "taken down to the studs" during a multiphase renovation, said Schmidt. This includes 2022 updates to the main-level bathroom, and the addition of a 30-by-17-foot deck. The roof is 5 years old, and the siding was upgraded last year.

Additionally, structural changes were made following Superstorm Sandy.

"The entire property was elevated considerably post-Sandy," said Schmidt.

The second floor is dedicated to the primary bedroom, Schmidt added, with an en suite bathroom, Jacuzzi and access to a rooftop deck.

"Our sellers don't even have air conditioning, because they have a beautiful sea breeze that keeps the house wonderfully temperate," Schmidt said.

The location offers a "sensory experience" to those intrigued by a life on the water, he added.

"It's on a dead-end street, so it's insanely quiet when you're sitting out on the deck," said DiMarco. "All you hear are the waves up against the bulkhead."
